How much does it cost to repay my Help to Buy equity loan?

Alongside the loan repayment itself (based on your property's current value), you'll pay for a RICS valuation report, a £200 administration fee to Homes England, and conveyancing fees. How is my repayment amount calculated?

You repay the same percentage share of your home's current market value that you originally borrowed — not a fixed cash amount. This is set by a RICS valuation.

Can I repay only part of my equity loan?

Yes. Part repayments must be at least 10% of the full repayment amount, and your remaining equity loan share must stay at 5% or above.

Do I need Homes England's permission to repay?

If you're fully repaying when you remortgage, no permission is needed. If you're partially repaying when you remortgage, or increasing your mortgage borrowing, you will need their permission first.

How long is a RICS valuation valid for?

3 months from the date it's issued. If it expires before you complete, you'll need a desktop valuation from the same surveyor to extend it a further 3 months.

What happens if Homes England rejects my valuation report?

This usually happens if the report doesn't meet their formatting requirements, or the value looks too high or low compared to similar properties. You'll need to commission and pay for a new report.

What if I disagree with the valuation?

The President of RICS can appoint a surveyor to produce a final, binding valuation under the terms of your equity loan agreement.

Do I need to keep paying my monthly interest while I repay?

Yes — you must continue paying your Help to Buy management fees and monthly interest until the repayment completes in full.

What is a redemption letter?

Once Homes England has received your valuation, application form, and administration fee, they issue a redemption letter confirming exactly how much you owe, including any interest, fees, and arrears.

How do I get a copy of my Help to Buy account number?

This appears on any letter Homes England has previously sent you. If you can't find it, contact their Customer Service Team directly.

What happens once my equity loan is fully repaid?

Once funds are received and confirmed, Homes England arranges for the Help to Buy charge to be removed from your property's title at the Land Registry.
