Repay When Selling

This is the option for you if you are looking to repay all of your Help to Buy equity loan when you decide to sell your home.

If you’ve received an offer on your property, or you are close to agreeing a price to sell it, then you are ready to proceed with the next steps.

How much do you need to repay?

When you sell your home to repay your Help to Buy equity loan, the amount you repay will be based on either the market value of the property or the sale price — whichever is the higher.

The amount you repay will include interest, fees and any outstanding payments or arrears. All of these will need to be settled in full to complete the repayment process.

Pay the administration fee and any arrears to Help to Buy

In order to make a repayment to Help to Buy in respect of your equity loan, you need to pay an administration fee of £200 as part of this application for repayment.

Don’t forget, you will also have to clear any arrears or outstanding payments at the time you submit your application. If this is not possible, you may be able to continue with your repayment application if you agree to a payment plan, or clear the arrears at the same time as you repay your equity loan.

You can pay by:

  • online, from a link they send you
  • debit card, by calling 0300 123 4123
  • cheque

You must tell their Customer Service team if you pay by bank transfer. Email customerservices@myhelptobuyloan.co.uk or call 0300 123 4123to confirm. Please include your account number, name and a brief summary of your query — for example ‘Administration fee’ — in the subject line.

If they have your mobile number, they will send you an SMS from ‘HelptoBuy’ with a unique link to HelptoBuy.paythru.com. The link works for 4 days from when they send it, and can only be used to pay your admin fee.

Help to Buy cannot progress your application unless they have received this payment. You may therefore wish to telephone them to confirm it has been received, to avoid any delay.

Your redemption letter

Once your application to repay your equity loan has been accepted, Help to Buy will send you and your conveyancer (Threemo) a redemption letter. This will only be issued once you have sent them:

  • your RICS valuation report
  • your completed application form (and any supporting documentation)
  • your payment for the administration fee and any arrears

The redemption letter will confirm:

  • that you can repay your equity loan
  • the percentage of equity loan that you took out
  • how much your repayment amount will be, based on your valuation report — including any outstanding interest, fees and arrears

The final steps to repay your Help to Buy equity loan

Threemo are experts in this area and will be in touch with you detailing any other requirements they have in order to complete the process.

They will request an “Authority to Complete”, which confirms Help to Buy are happy to proceed with the repayment. Help to Buy will not issue this if anything is outstanding.

Completing the process

  1. Threemo transfer the funds to Help to Buy to repay your equity loan (or part of it) on the day your sale completes. The amount they pay will include any interest, charges, administration fees and arrears that you owe. If you are paying monthly interest and management fees, you should keep making these payments until the process is complete.
  2. Threemo then send the necessary completion documents to Help to Buy.
  3. Help to Buy check the monies they receive against the amount requested on the Authority to Complete.
  4. Threemo will send you written confirmation of the payments made to Help to Buy.
  5. Once the full repayment has been made and accepted, Help to Buy will apply to the Land Registry to remove the Help to Buy charge registered against your property.
